Designed by MM++ architects, the Oceanique luxury villas are located in Mui Ne, a small fishing village and resort destination on the southeast coast of Vietnam. The beachfront site has a trapezoidal shape, measuring about 110 meters deep from the road to the sea and 42 meters along the beach. A private residential project on this kind of beach site is unusual, because the coastline is often occupied by resorts and hotels. The goal was to make the most of the location while setting the houses to one side and keeping much of the land as green space, a buffer zone that reduces noise from the road. The project includes two three-bedroom villas and one four-bedroom villa, each with a private 10 x 3 meter swimming pool. The buildings are raised 1.8 meters above beach level to protect residents’ privacy and maximize sea views.

Each room offers open views of the sea. On the ground floor, the kitchen, dining, and living areas are arranged along the seafront, with a terrace at the back. The plan encourages natural ventilation and creates a beautiful entrance sequence with a staircase, a small pond, and an indoor tropical garden. The rooms overlook the infinity pool, while the bathrooms sit toward the rear. Each bathroom opens through large sliding doors onto a private garden with a hot tub.
Oceanique luxury villas are located directly on the beach
On the upper floor, the rooms have striking sea views and floor-to-ceiling windows, shaded by the projecting concrete roof structure. The flat roof also creates a large covered terrace with a seating area. The facade facing the beach is fitted with aluminum-framed windows, while the rear uses wooden slats; together they encourage natural ventilation. Only the bedrooms are equipped with air conditioning. Oceanique luxury villas offer a distinctive vacation experience by the sea.
