Luxury house by the sea – the Nettleton 199 residence

This exceptional beachfront home is located in Clifton, Cape Town, South Africa. The owners asked SAOTA for a secure private residence with ocean views, as well as a garden on the mountain side of the site. Nettleton 199 answers that brief with a villa carefully oriented toward the Atlantic.
Luxury villa in Cape Town
The architects used the spectacular site of this coastal house to full advantage. The beach house is designed so the ocean view remains the focus throughout. Transparent glass walls connect the interior with the outdoor areas, while the glass facade brings abundant sunlight into the rooms. Although the villa is set into the slope, it still includes a green courtyard garden. The living spaces occupy the upper levels so nothing interrupts the view of the sea.

This remarkable coastal house was designed by SAOTA Architects for owners with refined taste. The white interior palette creates an ideal backdrop for art, elegant furniture, and decorative objects. OKHA combined colors, textures, and forms to create a distinctive interior, with the relaxed atmosphere of a beach house balancing the strong geometry of the architecture. Adam Court of OKHA described the interiors as a softer, more intimate counterpoint to the clean architectural lines, with natural textures and finishes creating a calm, serene mood.
