
Located between the Atlantic Ocean and a freshwater pond, this Sagaponack residence by Bates Masi Architects was designed for a family that needed generous living spaces, a swimming pool, and sports areas on a site constrained by coastal and wetland zoning.
Architecture With Open, Carved-Out Spaces

The plan works within a relatively compact footprint. Full-height sliding doors on both sides of the house create openings that bring views, daylight, and fresh air deep into the interior. When the doors are open, formal rooms become open pavilions connected to the site. Movable partitions provide privacy when needed, while a thick wall between the dining room and kitchen is carved into a wine rack and light feature. Wood details appear throughout, and durable materials such as Corian and Corten steel were chosen for their performance in the coastal environment.
Comfortable, Luxurious Rooms in the Sagaponack Residence

Geothermal heating and cooling, together with green roofs, helps reduce the home’s environmental impact. Inside, warm upholstery, quality furniture, wood surfaces, and carefully chosen finishes create a calm, luxurious atmosphere. Bathrooms include freestanding tubs, glass-enclosed showers, and views toward the ocean. Architecture and interior design work together visually and functionally, giving the house a welcoming character despite its demanding site.
